Why Reliance MET City Is Becoming Delhi-NCR’s Next Big Investment Address
Delhi-NCR’s growth corridor keeps shifting outward, and right now, all eyes are on Jhajjar. At the centre of that shift is Reliance MET City — an 8,250-acre integrated township developed by Model Economic Township Limited, a wholly-owned subsidiary of Reliance Industries. What started as an industrial park has evolved into a full-fledged smart city, and that evolution is exactly why investors and homebuyers are paying closer attention.
From Industrial Hub to Integrated City
Reliance MET City was originally built to attract manufacturing, but its “walk-to-work” masterplan means industry, residences, and commercial spaces coexist within the same planned zone. That single decision has turned MET City into more than a factory belt — it’s a self-contained urban ecosystem with over 650 companies from 11 countries now operating or setting up there, spanning industrial, business, and residential activity side by side.
The Metropolis Launch: A Turning Point for Homebuyers
The clearest signal of MET City’s residential ambitions came in February 2026 with the launch of Metropolis by MET City — a large-scale mixed-use development at Daryapur in Jhajjar district. Metropolis forms part of a 140-acre master plan, with about 100 acres released in the current phase, offering residential plots ranging from 112 to 179 square yards alongside industrial plots.
What makes Metropolis stand out is location. The project sits close to AIIMS Badsa, minutes from the KMP Expressway, and near the upcoming Haryana Orbital Rail Corridor and the proposed BCCI International Cricket Stadium in Haryana. For a buyer, that’s a rare combination: NCR proximity, healthcare access, and future-ready connectivity, all within one township.
Connectivity Is About to Change the Math
Real estate value in this corridor is closely tied to infrastructure, and 2026 has brought a wave of it. Five major projects are converging around MET City: the Haryana Orbital Rail Corridor, a Gati Shakti multi-modal cargo terminal, a six-lane NHAI stretch from Pataudi Road to Jhajjar, the Gurugram-Farrukhnagar road widening project, and the doubling of the Garhi Harsaru-Farrukhnagar rail line covering an 11.27 km stretch. Each of these individually improves access — together, they’re expected to meaningfully cut travel times between MET City and Gurugram, and by extension, the rest of NCR.
Capital Is Following the Opportunity
Investment interest isn’t just anecdotal. Reliance Industries has signed an agreement with the Haryana government to invest ₹8,646 crore in the Jhajjar township project, formalized through MoUs signed alongside the state’s Make in Haryana Industrial Policy 2026. That kind of capital commitment tends to have a compounding effect — it draws more companies, more jobs, and eventually more residential demand around the industrial core.
The numbers already reflect this momentum. In FY 2022-23 alone, MET City sold over 2,000 residential plots and welcomed 450 new companies, generating employment potential for thousands. Cumulatively, the project has created employment for more than 25,000 people, and the pace of company additions has only accelerated since.
Recognition That Adds Confidence
For investors weighing long-term value, third-party recognition matters. MET City has picked up the Most Sustainable City award from FICCI, the Best Integrated Business City Award from Naredco, and an Urban Planning and Design Excellence award — signals that the development isn’t just growing fast, but growing on a sustainable, well-planned footing.
The Bigger Picture
Reliance MET City is no longer just an industrial address — it’s shaping into one of the more complete township stories in the NCR periphery, with jobs, infrastructure, and now residential product all advancing in parallel. For anyone tracking where Delhi-NCR’s next wave of real estate value is likely to land, Jhajjar — and Reliance MET City specifically — is hard to ignore.
